Eastgate

bulletThe Eastgate area is a special planning district that consists of approximately 120 acres of land and is largely defined by the corridor between U.S. Route 14 (Northwest Highway) and Illinois State Route 22.  The Eastgate planning area anticipates mixed-use type developments.  Mixed-use developments will include the design of land and building features that will be laid out in a compatible, aesthetically pleasing, and pedestrian friendly manner.  There is currently a combination of vacant parcels, commercial uses, and single-family uses that exist in the Eastgate area

Central Business District (CBD)

bulletThe core of the CBD is located around the intersection of U. S. Route 14 (Northwest Highway) and Lincoln Avenue, and is commonly known as the Village’s downtown area.  The Metra commuter rail station is also situated at this location.  Most of the existing buildings were constructed in the early 1900’s and are characterized by mom and pop storefronts at street level and dwelling units located above.  The Village is in the process of evaluating the redevelopment potential for the downtown area by undertaking a market analysis in 2002.  Typical redevelopment scenarios could include transit orientated developments and compatible mixed-uses.  The CBD occupies about 3000 feet of frontage along U. S. Route 14.

Rivers Edge

bulletRivers Edge is a Village planning area that allows a flexible range of varied uses.  The primary goal of the River’s Edge planning area is to link and expand commercial, residential, and recreational uses with the Fox River.  Examples of uses that are viable at this location include a restaurant/inn/marina with accessory retail shops such as bicycle rental, ice cream sales, etc.

Stonehill Center

bulletThe Stonehill Center is an existing retail shopping center located at the intersection of U. S. Route 14 and Illinois Route 22.  The shopping center is currently anchored by an Ace Hardware store and Dominick’s grocery store.  There are about 50,000 square feet of retail space, and approximately 10,000 square feet of office space at the shopping center.
Foxmoor Crossing Shopping Center
bullet The Foxmoor Crossing Shopping Center is an extension of the Stonehill Shopping Center.  The Foxmoor Center consists of a 4,000 sq. ft. Bank, one 10,000 sq. ft. subdividable building anchored by a Panera Bread.  There is also an 11,000 sq. ft. building with subdividable space. The Foxmoor Center is located at the signalized intersection of Northwest Hwy. and Foxmoor Rd.
